Daniel Hadobas · Licensed Solar Agent · NV Energy Rate Specialist

Solar in Summerlin typically costs $22,800–$34,200 for the larger 8–12 kW systems Summerlin homes need (Nevada's sales-tax exemption is already applied; the 30% federal credit ended Dec 31, 2025). Summerlin is fully NV Energy territory, so residents earn net metering credits at 75% of retail. HOA approval is required in most villages but cannot be denied under Nevada law.

Summerlin is the largest master-planned community in the United States, stretching across the western edge of the Las Vegas Valley. With custom homes in prestigious villages like The Ridges, Willow Bend, and The Hills, Summerlin homeowners typically have larger-than-average homes — 2,500 to 4,500 square feet — which means higher energy bills and greater potential savings from solar. Summerlin is served entirely by NV Energy, so residents qualify for Nevada's suite of solar incentives: the Nevada sales tax exemption, NV Energy net metering at 75% of the retail rate, and the state's property tax exemption for solar-added home value. (The 30% federal tax credit ended Dec 31, 2025 for systems you buy; only leased or PPA systems may still capture a federal incentive through 2027.)

Summerlin's HOA landscape is more active than most of Las Vegas — many villages have architectural review boards with specific guidelines on panel placement and aesthetics. But Nevada law (NRS 278.0208) prohibits any HOA from outright banning solar panels; they can only regulate placement and appearance. Daniel Hadobas has navigated dozens of Summerlin HOA submissions and handles the entire approval process on your behalf. With an average home value well above the Las Vegas median, Summerlin systems tend to run larger (8–12 kW), delivering proportionally higher savings and faster payback periods.

Nevada Solar Incentives for Summerlin Homeowners

Federal Tax Credit — Expired Dec 31, 2025 for Purchases

The 30% federal solar tax credit ended December 31, 2025 for systems you buy with cash or a loan. A leased or PPA (third-party-owned) system may still capture a federal incentive through the end of 2027. For Summerlin homeowners who buy, the real value now comes from Nevada's sales-tax and property-tax exemptions, net metering at 75% of retail, and locking in your own generation cost against rising NV Energy rates.

Nevada Sales Tax Exemption

All solar equipment purchased in Nevada is exempt from the state's 8.375% sales tax under NRS 374.2911. For a larger Summerlin system, this exemption alone saves $1,400–$2,100 at the point of purchase — applied automatically, no paperwork required.

NV Energy Net Metering (75% Retail)

Summerlin is fully within NV Energy territory. Excess solar production earns credits at 75% of the retail electricity rate, applied to your bill monthly with a 12-month true-up. Right-sizing your system to your annual consumption maximizes the value of these credits.

Nevada Property Tax Exemption

Under NRS 361.079, the added home value from a solar installation is fully exempt from Nevada property tax assessment. A Summerlin home that gains $15,000–$20,000 in value from solar pays zero additional property tax on that amount.

"Daniel is very good at his job. Makes you feel as a valued customer. He was very helpful through our nearly 3 month solar panel install project. He was proactive throughout the project always letting us know what to expect in the next step and was quick to respond to our questions. The SunSolar Solutions crew that we dealt with from the installers, their inspector, and Angel, the last tech who came through to finish up the project were all very polite, informative, and professional. Would recommend them when considering solar panels."

"What a great experience with Daniel at Sunder Energy. We were actually going to go with another solar company, but when Daniel showed up, he pitched us his services. He walked us through the different products and which solar company would be installing our equipment. Daniel was with us every step of the way. Even when we had some issues with the installation of the equipment, Daniel made the calls to have the technicians come back and fix everything. Even when he was out of country, Daniel always returned our calls and text messages in a timely manner. Truly responsive! A few days after the installation, he even stopped by and had us load solar apps on our devices and walked us through what to expect. Although we were nervous in the beginning, Daniel made the whole experience worthwhile. Totally awesome customer service! If you're looking into solar, look no further. Give Daniel a call — you won't regret it!"

"This review is long overdue but I am glad we are finally getting to rave about how amazing our experience with Daniel and Sunsolar has been. I was EXTREMELY skeptical about the whole solar idea since my husband and I had such a horrible interaction with another solar company. A few weeks later Daniel knocked on our door. He politely asked if he could return the next day with a more in-depth proposal and if we were still not interested, he would 'kick rocks'. The following day he showed up on time, fully explained every detail, and even I, the self-proclaimed queen of skepticism, couldn't turn down the offer. A HUGE plus is that he didn't try to over-sell us more equipment than we needed. From start to finish the project took less than a month — not at all what we expected. From our interactions with Daniel down to every employee we spoke with, we were 100% impressed. We are now extremely happy solar owners and would highly recommend them to anyone on the fence about solar."

⚠️ 2026 update on the federal tax credit

The 30% federal residential solar tax credit (Section 25D) expired on December 31, 2025 for systems you buy with cash or a loan. Cost and savings figures on this page that assume that credit may be out of date. Two things still apply: Nevada's sales-tax and property-tax exemptions and NV Energy net metering, and systems on a lease or PPA may still qualify for a federal incentive through the end of 2027. For numbers that reflect today's incentives, book a free review and talk to a tax professional about your situation.

Solar FAQs — Summerlin, NV

How much does solar cost in Summerlin?
Summerlin homes tend to be larger than the Las Vegas average, so systems typically run 8–12 kW. At roughly $2.85 per watt before incentives, expect $22,800–$34,200 — Nevada's sales-tax exemption is already applied, and the 30% federal credit ended Dec 31, 2025, so there's no further reduction for a cash or loan purchase. $0 down financing is available, so many Summerlin homeowners start saving immediately with no upfront cost.
Does my Summerlin HOA allow solar panels?
Yes. Nevada law (NRS 116.2111) prohibits HOAs from banning solar panels outright. Your HOA can regulate placement and aesthetics — for example, requiring panels to be flush-mounted or not visible from the street — but cannot deny your application. Daniel Hadobas handles all Summerlin HOA submissions and architectural review board approvals as part of the installation process.
Will solar increase my Summerlin home value?
Studies consistently show solar adds $4–$6 per watt to home value. A $20,000 system adds $15,000–$20,000 in resale value — and under NRS 361.079, that added value is fully exempt from Nevada property tax. With Summerlin's above-average home prices, solar is one of the highest-ROI home improvements available.
How does NV Energy net metering work in Summerlin?
Summerlin is in NV Energy's service territory. Under net metering, your excess solar production is credited to your account at 75% of the retail electricity rate. Credits accumulate monthly and settle at your 12-month true-up date. Properly sizing your system to match your annual consumption ensures you bank credits in summer to offset higher winter usage — Daniel models this for every Summerlin proposal.
Why choose Daniel Hadobas for Summerlin solar?
